My guess is a one year rental with a #2 WR in next year's draft. Take it one year at a time. If they only use him next next season then cut him, Cowboys get that 3rd round pick back the next season as a 3 round compensatory pick. This will give them leverage in negotiating a new deal with him, if that is what they want to do. Cutting him at the end of the season is very likely.

I do think the Pickens trade looks to be a decent deal for Dallas There is all the reason in the world for Pickens to be a good teammate next season and ball it out as he is in the final year of his rookie contract. That would be win win for both Pickens and Cowboys.

... I think he is making 3-4 M now so you add another 30M to it and divide it by two. Pickens is gonna want to make way, way, way more than $30 million per year after his rookie deal expires... Like the rest of the top receivers in the league he's gonna want to be the highest paid non Qb in the league... Ya think Jerry overpaid Dak, wait till he pulls out his checkbook and writes a check for more than $40.25+ million per year for Pickens... Dan Franchise tag will be around 30M. What about the 5th year option? Second round pick, no 5th year option

Pickens pros and cons:
(PROS) Pickens is a real first round talent, who at 24 has huge upside. If he can show more maturity here, he as a chance to be a stud.
Pickens averages over 16 yards per catch in his career and has shown some consistency in getting open and making plays.
He has averaged about 60 receptions for 1,000 yds in his first three seasons, which is certainly very good for the role we need him to be here.
He’s been durable, playing in every game in 2022 and ‘23, and 14 last year.
He didn’t cost a fortune and has the potential to give this offense some juice it desperately needs
THE POTENTIAL BAD NEWS (CONS) He has been one of the most fined players in the NFL for taunting and silly unsportsmanlike conduct penalties, accumulating nearly $300k in fines.
He has a tendency to reduce effort and disappear when he is not targeted.
His target to reception ratio has been 59% but he has not played for the most accurate passers the last 3 years.
He only has one more year on his rookie contract.

NFL players become free agents start of the next year, in this case March 2026. This year it was March 25th. So they could cut him before March (which would be the nice thing to do) or let him become a free agent in March, either way Cowboys would get a compensatory 3rd round pick in 2027. If they don’t resign him.

I guess I do not get what the benefit would be by cutting him after the season is over versus just letting him become a free agent, either way the Cowboys would get a compensatory pick, and that pick is not necessarily going to be a third rounder, it depends on other things happening, hopefully it will be if they decide to move on from him.
