I don’t think you understand what’s happening right now. If you’re not making a ridiculous offer the first day, maybe the first couple hours, a house goes on the market, you’re not going to have a chance at that house.

Everyone and a family member is a real estate agent now. The market is flooded. Inventory is at an all time low because nobody has anywhere to go if they sell. The worst time to be in real estate in history. Hell my inspector said he is slow because the people "winning" bidding wars are not getting inspections just to get the bid. Its a terrible time to be in real estate despite property values being at an all time high.

The recipe is put a house on the market on a Thursday and give notice on Monday what offer you are going to work. If it comps out at 500 and listed at 500 if you are not at 600 plus don't offer. Same goes for 1.5 million dollar properties. Price does not matter its a bidding war at any price.... 15-25 percent over list price is the winner and 15 would be a "deal"

They cant even compete now...... 2021 they were scooping.... but we saw a 15-20 percent increase in the past 12 months. They are not buying anything now.

I guess not. We sold higher dollars per sqft than any house has ever sold in the history of our neighborhood, and by $16 sqft. Our hood is 27 years old. Turn your headlights back to bright, sir, they're dimming.....

Why would I want a realtor, I get 2 calls a day to buy my house. GF checked the mail this week 3 post cards from same lady using 3 different phone numbers? I tell them twice the price of Zillow, tell them welcome to the California of the 90s. I'm holding my properties it won't crash like most of America.
Waiting for the crash with cash.

Nowadays Everytime a C1 condition home sells in a neighborhood its going to set a new record.
Just like NFL QB contracts.

But congrats on cashing out and getting some fresh air. Careful might start growing hair again

Because I can get you 25 percent more than those calls because the mls is a monopoly. It’s not hard to understand…..

Yep house buying is nuts right now. Made a dozen offers for houses in Florida and lost everyone of them. Not going to overpay for junk that will need a bunch of work. I'm retiring from work...not looking for more work...:) House sales and bidding issues seem to be the same here in Oklahoma. Most places are saying"sold as is, no repairs" in their descriptions of property.

Reviving this old thread to see how things are going in the DFW real estate market these days. I assume that things have slowed down some but not sure. I am thinking of selling and moving out of state. My house is semi-updated but needs some work - paint, fence, carpet, bathroom, etc.. Are houses still selling quick and high? The house is near Preston and Legacy in Plano.

Thanks for any updated info on this. I will probably be posting some specific question threads later.

It slowed down incredibly but I wouldn't say prices have nec gone down.

I’m assuming it slowed down? Maybe not multiple offers but there are still buyers I suppose. Listed our house 10 days ago and it contracted out in 4 days. Didn’t get multiple offers but got an offer we couldn’t refuse. Our house is pretty much completely updated including all 4 bathrooms. Not sure how much of a difference that made but I’m guessing it didn’t hurt.
