I'd buy six, 3 bedroom condos/townhouses in a college town cash with a Million dollars. Bedrooms are renting in the $600 range, so 18 bedrooms grosses $10,800 a month, minus taxes, insurance, and HOA, possibly could net $8,000 a month right off the bat. In a perfect world, that's almost 10% ROI a year, but that's a pipe dream. Have to calculate in repairs and maintenance and vacancies, and a management company, currently they are charging 7% of total rent. But this would be my plan.

I've heard, have no experience, but the college kids almost have to pay rent and very few of them went home during the closures cause they wanted to be at college enjoying their freedom even if classes were online.



Disclosure, I just closed on my first property in College Station, should real estate take a down turn, I'll be grabbing another one or two.

I just sold my last 5 rental units in a college town and sleep better and better every night. If you are planning on buying rental property when you retire, you will never retire. These days, you can’t raise rent fast enough to keep up with taxes, insurance, and maintenance. You can make money, but it is a constant struggle. “Good tenant” is an oxymoron these days.
