We payed cash last year and it's a great feeling not having a house payment. It's an investment that can be tapped if you need it at anytime. Our house gained $60,000 in value the first year so not a bad return so far. The best part is our tax bill was 2200.00 and insurance was 790.00. Sure beats the taxes and insurance bills in Texas.

I agree for me the best and most secure financial situation is to be debt free and have your house paid off. For the taxes we are thinking we may not stay in Texas to retire considering Arkansas at present but that decision won't happen anytime real soon.

Yes I would. It's a sure thing vs. fluctuating investment vehicles in the market. If you decide to move, selling it will net you a gain, if you take care of it properly and if you decide to keep it, you can lease it out or rent it depending on where it is located.

And if I were young again I would keep buying real estate.
You seem like a young guy that will probably move around the country with better jobs for a few years. I would buy a house in every place I lived.
I have a good friend that was in the Air Force. Every place he was based he bought a nice house. He ended up with several homes here in the US and a couple overseas.
After he retired from air force he had about 12k a month in rent money coming in. Now he has started selling them when he can get top dollar.


Retirement best job ever.

Probably stupid. Ive got enough to pay mine off, but not going to. No PMI and im going to find something else to do with the money. My mortgage payment is small enough that I would rather just keep the cash on hand till I find what I want to do with it. Thinking of some type of real estate investment/income property.

My vote is yes as well. I tried to pay cash for mine, but other expenses prevented me from doing so. My goal is to pay it off before I retire. Unfortunately, other family members think I pass $100 out my rear and I need to share the wealth with them. Those quarters I planted in the back yard have yet to bear any money trees.
