Looking for pluses or minuses on "affordable", $150K or so, lakes in a 2.5 hours radius of D/FW area. Not real small private lakes either. I'd like to stay out of heavy drought areas. Was considering Palestine? Others?

Any opinions? Also, things to look out for when searching, guys?

Bob Sandlin has 100's of homes for sale. Cypress Springs probably has a lot but not many in the $150 range.

Texoma is really nice and is less than two hours for you, no lake front for that price but there may be some smaller homes close to the water for that price.

Ceder Creek has houses in that price range. But if you want a dock you will need to check them yourself as some of the dock houses don't have water right now.

Don't know what you like to do on a lake. Personally, I'd choose a small, quiet lake that isn't good for wakeboarding/jet skiing/wind surfing. I'd head East where lake levels are more predictable. Something like Lake Hawkins, Murvaul, Lake Cherokee, Lake Timpson, Gladewater

+1. You can get a dockominium on the lake for really cheap......from $10-20K+. Slip fees are expensive, but in most cases will cost less than the maintenance, insurance, and taxes on a lake house.

2.030 acres on Highway 47 just north of FM 3504 located in Van Zandt county, outside city limits, no restrictions. 3 miles north of Wills Point, Texas.

Large open piece of property with a custom built 2012 Oak Creek manufactured home and custom built 32' by 60' Shop.

Home is a Oak Creek single wide 18' by 76' (1368 sq ft) home, custom 3 bedroom, 2 Bath manufactured home, with a large island-style kitchen and laundry room. Full interior lighting. Has two (2) 12' wide by 14' tall automatic garage doors. Multiple electric outlets and water faucets throughout the inside so you can do anything you want in the shop.

The driveway has a large concrete apron to pull off the road even with a trailer. There is a 14' wide concrete driveway and LARGE 50' by 50' concrete pad in front of the shop for plenty of parking and you will never have to drive in the dirt! You can even turn around on the pad with a truck and trailer!!

Barb wire fence around the property and gates at the street.

Fork has some of the best land and lake home deals around within 1.5 hours from the Dallas as far as big lakes go. It also gets the East Texas rainfall which keeps in more stable than most of our lakes. You can find a 3/2/2 out there on the water for $150-200k. I got lucky and just bought one for under $200k on the mainlake with a dock in 3ft of water still sitting on half an acre with another acre of leaseback.. thumb

The problem with the Wills Point property is it is priced for what lakefront goes for and it is not lakefront.
Real estate guides for every lake in Texas has property that price with lakefront and boat slips or docks.
Good luck selling it, but I bet you have to lower the price to move it.
