We're closing on a house this Friday, and one little issue is the oven, it's probably a year or two old, gas, and they said with it set at 350, it'd shut off at 450. Any idea what'd cause that?

No, but I'd dang sure have that checked out. Gas is not something you want to mess with.

Remove the oven temperature control knob and look on the back of the knob:

Most knobs have an adjustment +/-. I'd start there.

If your oven is digital - you might need a repairman frown

Cool deal, for some reason I'm thinking it has a knob for the oven, I'll check that out, that'd be the easiest. I expect a visit from Mr. Fixit to run several hundred bucks just to pull off the back cover and either make that same type adjustment or replace a $15 part.

It's interesting to note that the Residential Home Inspectors that you pay good $$$ to for a report - most hand you the report without telling you there's an adjustment.

The State regulates what they inspect and what they report - it's up to the buyer to exercise good judgement and due diligence. Is there anything else in the report that concerns you? Your REALTOR can suggest a handyman to come chat with you - might be worth it to you to pay for an hour or two of his time.

Good luck with the purchase - a home is like a boat - it's a street address you throw $$$ at . . . .

We didn't have to pay for the report, but the things he wrote are pretty much piddly cosmetic stuff, so I'm suspecting I probably find other things he missed. Off the top of my head he said all the toilets were good, and the first thing I noticed in the master bath is the flush lever sitting on top of the tank lid. Probably just missing a little Allen screw, but he said nothing was wrong with it...

The same guy did my friends house not too long ago, said they needed a new roof, which was less than 2 weeks old, and also dropped a big one and left a mess in their toilet.

Also, check the owners' manual for the stove / oven (if they left it). GE appliances have a "Do it Yourself" section that provides helpful information.

You can download .pdf versions of the manuals with a little searching. Manufacturer and model # are your friends. I made a folder on the 'puter with all appliances & manuals so I don't have to go searching for the information in a cabinet or file box.

The Windows "Search" function delivers me where the "refrigerator" files are on my computer.

A spreadsheet with all of your manufacturer & model numbers is also helpful, as is a home inventory program. PM me for the location of a good (free) home inventory program.

The oven can be calibrated. But a hundred degrees off, I would put a new T Stat in it.

It just seems odd for it to have a bad thermostat and only be a few years old. I guess anything is possible though.

I'd pull the oven and replace it with an electric. A gas one will heat up the casa in a turrible way, specially in the summer months while the AC is working over time.

Look into a dual fuel replacement. Gas stove top and lectric oven is the way to to go IMO if it's a combo unit.

Hell, I didn't even know they made duel types. Right now were not planning on buying anything in the kitchen, especially with as nice of stuff that's already in there. Maybe get this thing working and seeing what the wife says.

Home inspectors are a joke

Waste of money

Just hire a licensed HVAC,Electrician,Plumber

and have structural engineer check the house.

Money well spent
