I'd live on Palestine in a heartbeat in Eagle's Bluff. Great golf and fishing. Can't beat that! Now could I afford it? No.

I've heard a lot of people talk about lake lavon as a great crappie lake... I've seen a few pros on YouTube make some crappie vids out there as well.. I've caught plenty off the rocks at Avalon park and highland park

Excellent crappie fishery
East/West lake - many more fishable days per year in windy conditions
Affordable real estate (except lakefront is pricey anywhere in TX)
Rural, yet 25 min access to Longview - pop 82k
Central to great back up/alternative lakes - Caddo, Fork, Bob Sandlin, Cypress
Springs, Wright Patman
Classic East Texas scenery
Great COE campgrounds & day use areas for summer get togethers

private lake restricted access ....
several have really good crappie .....
pricey but no crowds .....
the one i like i aint sayin....
i been after a lot there for 25 years .....
existing owners buy em faster than they sell em .....) =

My personal favorite would be Cedar Creek. I simply love the lake and the feel of the community around it. I love the country atmosphere even though that region has changed over the years. Outstanding fishing throughout the calendar year. It's one of the hot destinations year-in and year-out for seasoned crappie anglers. Chuck Rollin's owns the premier guide service and post photos of the angling potential during the calendar year. Big Crappie Dot Com has expanded and expanded again in order to keep up with consumer demand. Be it crappie, catfish, largemouth bass, hybrids or sandbass it's a top notch fishery for the aforementioned species. I'd talk to fellow TFFers Guy Skinner, Ernest Paty and Chuck Rollins to answer your questions of the benefits and downsides to living at Cedar Creek. I cannot answer the questions that might be of a personal nature to you like medical care, etc. That's why I'd refer you to talk to the gentlemen mentioned.

Hmmm, pick a quadrant of the state you want to live in...I can probably name several in each quadrant.....Just for grins, I could say pick the only natural lake in the state of texas (google it)...

If I was young and picking a lake to live on for a long time, i would pick a fairly new lake with heavy timber and grow old with it...as i am fairly old now, i will pick a hot lake with good timber for the next 10 - 15 years...understand, a choice like that includes many variables, age, price, lake maturity, wind, total fishable days per year, medical services etc., that many may not otherwise think of...The ANSWER to your question is that there is no BEST crappie lake to live on...just the figure out the best one for you, given your variables and you should be proud of your decision in twenty years..AND that will be the BEST CRAPPIE LAKE FOR YOU TO LIVE ON...Hope this information helps and good fishing....

i passed on a lake lot at cedar creek years ago .....
and then i sold my fork lot a while back .....
the dumb things you do when you is young thang ....
oh well ....i get bored easy so maybe it was best ....
i keep trying to convince myself of that anyway
i bought the fork lot before the lake was full and open to the public quite CHEAP ......$100 a month for 5 years
....oh well i suppose .....
