My wife and I love Zapata....plain and simple. There isnt another town I would rather live in. Chet how often do you plan on going to the hospital or going out for a great steak? Now how often do you plan on fishing Falcon? My wife and I go to Laredo all the time to eat and do other entertainment type things. My wife makes the drive 4 times a week for her job as well. The area around the Loop is awesome, do not get me wrong. Again my love is Falcon and my wife loves the water more than me, so it was and still is a no brainer to live where we do. Great people down here, my neighbors are grade A+ and have friends down here already that I wouldn't trade for a million bucks.
Everybody is entitled to their own opinion.....heck my wifes Mom hated it down here when she came to visit. It is what it is. We love it.
Jay Hell, I'm going to be 66 this week, I may be going there alot and I sure enough like a good steak. I'll fish Falcon when the weather is right, no more driving 7 1/2 hours to get blown around the lake. I have 4 of the finest gun dogs I've had in years so I plan to hunt my shorts off from Nov. thru Feb, and again fish when it's right. If I don't get on the lake 100+ days a year or more I'll be disappointed. But I'm single and can stay at the lake for a day or two if I want and if it's real good a week so won't be driving back and forth every day. If I was married Laredo would be out of the question but I'm not, so between bird hunting and the pain of piggin I'll be fine.

But if you are interested in living close to Falcon State Park, in Falcon Hts., check out my friends house, for sale: http://falconlakehouse.com/ Our club has stayed there many times, and it is a 10 minute drive to the State Park ramp. Also, not shown on the website, is a 3 car garage with 2 additional car ports, and an outside bath/shower, for a future swimming pool, if desired. Wow nice place for 299K! To bad it has to have bars on all the windows and doors.
Retirement best job ever.

Check out the the monitor ( valley newspaper ) and see how may home invasions, kidnappings, and shootings are taking place in the rio grande valley on a weekly basis due to drug violence coming from Reynosa and Matamoros.

They put a good bass lake in the armpit of the country. I'd rather live closer to Choke Canyon and drive to Falcon for the occasional trip. Some things are more important than just catching bass... Look at that link to the house with the bars on all the windows. That's ridiculous. It's no way I'd want to spend my retirement.

Well, you still have to survive, sleep, maybe travel some, have family visit etc. That house looks like it was built for the zombie apocalypse--no thanks. And like others have mentioned: you buy a house in Zapata, you're putting all your eggs in one basket. If they drain the lake dry there will be nothing to catch, and you may have a hard time getting rid of your investment. I'm just sayin' what I would do.

Two major economic businesses for Zapata are oil and fisherman. Both are the best they have been down there right now in years. Both will decline again in the future. I thought about buying a lake house down there and renting it out to fisherman when I was not using it. I didn't because I was afraid if the oil and fishing declined at the same time and I needed to sell the house that I could not find a buyer or take a huge loss. The RV might be a good idea, then you could move it down there while you are there and bring it back when you are done. You are not stuck with property you might not be able to sell. Good luck on whatever you choose. Ain't no oil business in Zapata Doc. USED to be a lot of gas business there but that is dried up now. So really, fishing is the only economy of the town. Zapata is second to last on my list of places where I would want to live. Last place is reserved for Rio Grande City. That hole makes Zapata feel like Paradise.
