After owning this place for 14 years we have decided to sell the property at Lake Texoma.

It is a 2-2 mfg home in good condition with CHA on a Corps front, water view 75x100 lot plus 40-60 feet of Corps land between my front property line and the access road with 16 40-60' tall post oaks in the "front" yard.

I also have a private all steel, wood decked and metal roof boathouse with a 24x10 slip I had built in 1997 about 100 yards in front of me in a always wet creek. At "Normal" summer pool levels of 617'- 619' above sea level I'll have 8-9' of water at the front of the slip and be 10-12+' feet deep at the entry across from a HOA ramp. Midwinter "normal" lake levels of 609/610' give me usable depths of 4'+ to 6-8+' front to back.

From the beach around the corner from the BH I can see Burns Run West & Sunset in Oklahoma, and I look directly across Little Mineral at the new Schuyler development going in south of GranPappy's Ramp on the east side of Little Mineral.

In calm water from my boat house in my 22' Deep V CC bay boat at a usual cruise speed of 28-30mph we are 10-15 minutes from the end of Preston Point & the same to the Game Wardens boathouse in the back of Little Mineral to go catch shad, 20+ minutes to Ross Perot's "Promised Land" & 25 minutes from the dam, and under 30 minutes to North Island or High Port.

I am just south of the Lighthouse Marina, 1 1/2 blk's off Hwy 289 ...about halfway up Preston Peninsula, or 7 miles north of Pottsboro...and about 1 hour from Preston & Campbell in Dallas.

The Wife caught a 3+lb small mouth off the beach nite before last on a Chugbug, and she has PB's from off the beach on 1/2 oz 'Bugs of a 7lb+ Striper, a pair of 3-4lb Blacks at the same time and a big 4+lb SMouth. These are spring/fall catch's when the shad move in to spawn.

Whenever this house is sold, we will move to the Lake Belton - Temple area to be closer to both sides of our family...and go chase Hybrids and white bass. I might even take up fly fishing for Small Mouths....mebbe not! since me and a flyrod reminds most folks of a "monkey and a football".

The property is priced to sell to a serious buyer with a clear Deed on everything, Title Insurance on the land, a current Certified Survey and functioning 500 gallon septic tank that was inspected and serviced in the last 6 months.

We have lived here fulltime almost 6 years. This property will be the least expensive usable home and boathouse in TexomaLand mebbe by $50K to $100k or more ???, and can have a site built home built on the property up to apprx 1700sq ft'.

Athens. Nice lake for home lake, good hospitals in Athens. Not far from Tyler for bigger town excitement and close to Cedar Creek, Palestine, and not too far from Fork.

Since we are dreaming, my lake would be Falcon, and I'd have 100,000 acres with cattle and all high fenced, and protein fed and managed, native whitetailed deer, with probably over 100 large stock ponds (tanks) and I'd have my house overlooking the lake.

Of course since this is a dream there wouldn't be any problem with the drug lords!

Oh, and all my workers would love me, and call me affectionately "El Jefe!"

I have only fished two lakes in TX, OH Ivie and Falcon. Falcon sure is off the beaten path but, that lake at your back door would be just amazing.

For those of you that like Sandlin now is the time to do some serious looking. Prices are WAY down and there are lots of homes for sale (4 for sale in my subdivision now). I am 38 miles from my home on Sandlin to the Minnow Bucket on Fork, about 50 miles to the Pines, 15 miles to Cypress Springs and about the same to Monticello. I have about quit bassin but the crappie fishing is great on Sandlin
