We live in an apartment in Las Colinas and we turned our air conditioner on this evening when we got home. It ran off and on for about an hour until we noticed what you see in the pictures below. The bathroom is in our master bedroom. This is the SECOND time this has happened and the maintanence guy comes out and once again, puts a band-aid on what really needs stitches (I understand they're just doing their job). My concern is the structural damage being done to the wood surrounding the a/c in our ceiling, plus mold issues as well. The management staff has ignored other maintanence requests that we submitted over a month ago, so I can't turn to them for help anymore. Does anyone know what I should do?

I am an a/c tech/fisherman.Looks like you have one of those a/c that is in the bathroom with an access panel underneath the unit..You either have holes in your drain pan(will need to be replace),or a clogged drain line(will need to be flush) or a drain line not properly slope(sloping up ward will need to be slope down),No p-trap in the primary drain line.Negative pressure surrounding the unit tends to slow down the draining process or in worst case not draining at all.(a trap will need to be install).Refrigerant leak,system is low on refrigerant,coil is icing up,excessive water dripping or blowing out,(find leak source repair or replace)Use a spray type house hold all purpose cleaner with bleach to get rid of the mold,they will disappear on contact.Last resort call a reputable a/c company to come out and take a look for a second opinion or if easy fix the problems.

I would contact the management company for your apartments. I had to do that once and it got people off their azz

Make an appointment with the Apartment Head Cheese, the top bananna,...have him or her come with you to your apartment and SHOW them the problem. Ask them for a time line to get this resolved.

Talk to the apartment office and ask to discuss the matter with the apartment management. Send the an e-mail with pictures. Politely request that it be fixed and ask them when it it will be done. Let thenm kjnow that you don't want to talk to _____ at Fox4 News (NBC5I.com or take your pick) and solve it through media pressure. Everyone in management hates the media - trust me on this one.

Good answers IMO. Since you've been dealing with this for a while already. Escalate as far as you need to as quick as you can so get it past you & move on to something else. Squeaky wheel gets the grease brother. Could walk down & squeak loudly tomorrow when the office is full of people looking to rent. Make sure the Mngmt is in before you do. Worked for me once. As mentioned I would have the possible solutions in hand. Have had good results with Bleach also.
