Dan,
My parents have lived on Winnsboro since the 70's you'd think I would have learned something.. If you own property with water front the county tax assessors think your rich. At least in Rains county they do. If I had it to do over, I would buy "very near the lake" not on it. Big difference dollar wise being near, opposed to being on the water.. JM2C's Don't get me wrong, I love my place on Fork. I'm just out a lot more cash verses near the lake..
Not me, love my waterfront. No substitution for having your boats in your own slips on your own dock and be able to go down and fish at any time of the day/night.

we can not imagine living anywhere else except Fork. We rake out the slavania from around our shoreline and boat house and pier. If everybody chips in, maybe we can corral that stuff. We have lived here 17 years.....and so true, just nice to go out and get in boat and go. we keep the old pontoon in slip. Fork has beautiful sunsets too. I am sure you would enjoy living here. Yantis just got a new Dollar General Store, we are getting up town. Plus we are very close to Tawakoni, Winnsboro, Monticello, Sandlin, Cypress, lake tyler etc. Kinda central for most area lakes.

I have had two family members that use to live on two lakes in east tx. My aunt used to live on Athens and my grandfather use to live on lake Jacksonville. Jacksonville is a smaller lake like Athens. Both have many residencial lake front properties.

When we were looking for lots to buy we looked all over Fork. Waterfront property is expensive (but worth it if you can do it). We bought in Wood County, taxes are less than in Rains County. For the money, we decided we could live with "off the water" property and bought 2 lots together, on a hill top overlooking the lake. Its only a couple of minutes to the public ramp. Red - your place is AWESOME!
