Dan,

My parents have lived on Winnsboro since the 70's you'd think I would have learned something.. If you own property with water front the county tax assessors think your rich.
At least in Rains county they do. If I had it to do over, I would buy "very near the lake" not on it.
Big difference dollar wise being near, opposed to being on the water.. JM2C's
Don't get me wrong, I love my place on Fork. I'm just out a lot more cash verses near the lake..

Richland Chambers lots of waterfront to pick from but like Red Skeeter said "If you own property with water front the county tax assessors think your rich".

Might be easier to sight all the lake that do not have waterfront homes.

i think on lake Tyler you sign a lease with the city for the property that your house is on.

tawakoni- won't need $400,000 to be lakefront- look at both east and west tawakoni

How good is the fishing on Tyler for LMB? Anywhere near as good as Fork?

On fm1564 off of 69 just 10 miles south of Greenville, and a few miles north of Tawakoni is a private gated lake. I pass by it and wish I had the money to live there.
Smaller lakes are Hobart (Minieola) and Lake Hawkins. LoP has lake front property. And, if you want to live on stilts, anywhere on the Big Cypress and Caddo.
One word of caution, any lake front property in North, South, or East Texas will be useless unless they get the upper hand on Giant Salvinia and the Zebra muscle.
