Permission to build Boat dock on Lewisville....

We live on Lake Lewisville (Our House backs up to Corp property and is less than 75ft from the water). We were told that you can not build new docks but we have seen 3 new docks built since we moved here 2 years ago. Anyone know how to get a permit....?

I would think that the the US Army Corp of Engineers would have to apporve it and issue the permit. Do you have to cross Corp property to reach the lake or do you own the land between your house and the water? My guess would be that you won't be able to build. Where are the new docks being built? What area of the lake?

Im not sure but i dont think you are suppose to build anything permanent at all, i know you are not suppose to build permanent duck blinds and i thought docks and boat houses, you should check with the corps office down by the dam.

GO Cat , You have to buy a permit from someone who is selling for they no longer issue new ones.The last time I looked for one they wanted 65k for the permit.

Looks like I am out of luck - $65,000 for a permit is a little steep.... I wonder how the Marina's are allowed to add new slips every year & they get to make money on them...... rats!

I think the way it works is, at one time you could build docks, now you can only "re" build docks, meaning, there has to be a dock already there. That's why some of those boat houses look so crappy.

BUILD A FLOATING DOCK AND ATTACH IT WITH REMOVABLE CABLES! THEY ARE REGULATED BUY THE CORPS OF ENGINEERS AND NO PERMIT IS NEEDED!!REGISTER IT AS A HOUSEBOAT!

I think the marinas don't own their land. They usually have a 25 to 100 year lease and pay the Corps rental $$ for the surface area they consume! I am not 100% sure of this but that is what I have been told! Anyone else care to comment?
I feel more like I do now than I did when I first got here!

You are correct Mark. Any marina on a Corp lake has to rent the land.
This also applies to Corp owned waterfront with houses on it.
At lake Fort Phantom in Abilene, my Grandparents lived out there all my life. They leased the land, but owned the house. The lease transfered to the new buyer when they sold the house.

If the Marinas are able to rent (and expand on the contract by adding more slips yearly) it would be nice if they would extend that option to the home owners that back up to Corp property. Anyone on the TFF board know any people at the Corp that would have knowledge on this matter?
