I heard the hold up with the Astros was an extra yr on the contract and they didn't want to add it.

Astros offered 6 years, $156 m and there had been talks that the $ amount increased the last week or so.
Tigers offered 6 years, $171.1m.
Boston offered 3 years, $120m with opt outs after each the 1st and 2nd year.
Boston intends on him playing 2nd base, they're keeping Devers on 3rd per the MLBTR article.
