I am more concerned about the calif rebuild draining all the materials and prices skyrocketing for what little is available

We buy from BFS...prices will go up. But as a big builder with them we get priority on the material. Does not act like your HD,Lowes box stores. Those places can keep the prices down though as they jack up the prices of other items in them box stores. Things normal people don't think about.

Manufactured housing company I worked for had an exclusive consignment cost+ contract with lumber company. My boss put me in charge of monitoring their pricing. I charted lumber prices weekly and got competitive quotes. You can count on lumber prices going up in late winter early spring. Lumber is a commodity. For the most part price increases were a function of supply and demand but there was also other factors affecting prices. Canadian tariffs or the threat of them impacted prices. Not sure about now but back then the Canadian government subsidized the lumber industry.

Rebuilding in CA is certain to have an impact on building materials. After the San Francisco earthquake plywood prices skyrocketed.
