It's looking like 2024 will be pretty similar to 2023 in terms of residential transaction volumes. But home prices continue to rise, up 3.9% year-over-year according to Case-Shiller's national home price index. November CPI inflation was flattish, but that's probably still good enough for the Fed to cut rates again on December 18. I wanted to wish all my clients a very joyful holiday season! The tamer December CPI report helped mortgage rates move lower. Meanwhile, the inventory of homes for sale continues to rise. Lower rates + more inventory? The January CPI report was just what we didn't need with inflation rising on higher home rental, oil and food costs. Unless something changes, the Fed might not cut again for several months. Mortgage rates continued to move lower last week, but that was mostly due to the "risk-off" trade (selling stocks & buying bonds/gold). Mortgage rates have been falling for most of the last two months and refinancing activity is already picking up.
