In my business, I have had a lot of people tell me in the months leading up to the election, "we want to wait and see" with regard to buying a home. So now that the election is over and we are wrapping up the year, I am curious to know how many will be in the market in 2025. I mean i think it still depends on things to come. IMO we are headed to a recession, and it will take some time to get us back in the right direction.

What's been impressive or eye opening to me is the way home values have held these last couple years, with inflated rates and a reduced buyer pool. If rates come down in 2025/2026, it will be interesting to see what home prices do then.

Values are holding due to the massive number of investors in the market compared to 15+ years ago. Everybody saw the wealth built by REI during 2021-2022 and want a part of it. Of course, you make money when you buy, not when you sell. So buying now is still really tough for investors. But for the new folks getting into it, they don't really understand that. They just buy and hope to make a buck, and in the process the market is artificially held up

Patriot07, I think investors are a part of it, in any market, but I think businesses moving here, jobs, and the lower cost of living here compared to many other areas, and in general the amount of people moving to Texas, plays a bigger role. Over 600K people moved to Texas in 2023.
