Me and him have had discussions about his prices. The only problem, there's five more guys right next to him charging the same.

He's not a plumber. He's general maintenance. He changes out appliances. Structural and cosmetic repair. If a landlord has 20 property that need the water heaters switched out. It's constant work at $300 a pop. It only takes an hour to two hours each one. To include going to Lowe's to get it. $300 also covers transportation to your door. He's not there to F around.


That's $150 per hour labor.

Let’s say a fitting blows apart 6 month later. Landlord files a claim- his insurance then goes after Mr master of nones insurance and he finds out real quick he’s been doing it all wrong.

A good dolly helps with the move into the house. I got a new pan while I. was at Home Depot anyway and laid it down while setting it up!

There is nothing Hot about replacing a water heater unless it’s in the attic in summer time.

Whoever decided to put water heaters in the attic needs a good throat punch.

Water heater replacement is easy whether it’s gas or electric. Getting the old unit down from the attic is a PIA. A old one weighs more than a new one due to sediment in the tank.

I have seen as 4 water heaters in an attic on a system. That only uses one. The new one hooked up. The other 3 pushed to the side.

For the attic a good technique is to use a step ladder as a A frame and get a hoist to lower the unit.

I have done two Gas Water heater change outs in my home over the 20 years I lived there. First one was a builder grade. We brought the home when it was five years old. It lasted 3 years until year 8. The second one lasted 11 years before it had an issue.

On the first one we manhandled it down the attic stairs which was going ok until the fourth step from the bottom of the stairs broke while I was standing on it. That got things real interesting, real quick. Fortunately the next step had an all thread rod though it so I was able to catch myself and the water heater.

On the second one I did the ladder as a A Frame thing. Worked like magic on both the new one coming up and old one going down.

I’ve seen all 3 rupture at the same time due to kids draining the water in them during a water outage and ruined a house.

The good news is they had a rug in the house insured with the Lloyds of London.

Yes, have done 2 by myself and both gas. For sure getting old one off the pedestal and new one in its place is a 2 person job.

I been living in my house since 1994, I have changed mine at least 3 times. Gas 40 gallon. Changed it last September. I put a date on them with a sharpie. The last one lasted 11 yrs. You can do it.

Changing out a water heater is not rocket science....I'd pay the $300 guy just to move the old one out and drop in a new one. Hook up is easy peasy.

Next door just got a new water heater. The box is laying by the garage door.

The junk man took the old one already. It's the huge box that's a pain. It'll fill the trash bin all by itself. Can't leave it by the curb or the city will charge Yo' a$$ to haul it off. Going as far as showing up with a claw truck to grab it.

I mean, you honestly don't think the trash guy is gonna wrestle the box, do you? I bet the box cost the same as a freaking couch to haul off.


So let's have a moment of acknowledgment on how much money the junk man saves you.
