He's a general maintenance man that maintains rental properties. He's one of the guys that show up after you placed a maintenance request. You don't know him from Adam and he does it, routinely, for $300 bucks. Charged to the landlord.


Guys like that are putting lives at risk, they shouldn’t be installing heaters.

He can't do that legally he has to work for a apartment complex not a landlord you get you pay for

State of Texas has no such thing as a licensed contractor

Doesn't exist, You may have a State License for a trade like HVAC, Electrical or Plumbing, but a General Contractor licenes doesn't exist in Texas.

Doesn't exist, You may have a State License for a trade like HVAC, Electrical or Plumbing, but a General Contractor licenes doesn't exist in Texas.

Its comparable to a shade tree mechanic.

I did my own gas heater almost a decade ago.....something like that.
Back then I could lift the water heater by myself. I put fittings on it so if I have to do it again I only have to replace flex pipe.
I think next time I will also add a water sensor. To those in the business, how well do those work?

He's not a plumber. He's general maintenance. He changes out appliances. Structural and cosmetic repair. If a landlord has 20 property that need the water heaters switched out. It's constant work at $300 a pop. It only takes an hour to two hours each one. To include going to Lowe's to get it. $300 also covers transportation to your door. He's not there to F around.


That's $150 per hour labor.
