PSA to hopefully help some of y'all and to promote my business.....

I just quoted a client on a VA Streamline refinance at 4.875% with an APR of 4.993%.

It’s been years since I’ve quoted a rate in the 4's, and this move is saving my client nearly $700 a month. While they are paying a bit in points to get there, the savings make it well worth it.

If you bought your home in the past couple of years when rates were elevated—especially with VA or FHA financing—it’s definitely worth considering a refinance now.

Waiting for rates to drop further? You *could* be right, but after the Fed’s 50 bps cut yesterday and talk of more cuts ahead, mortgage rates have actually ticked up both yesterday afternoon after the cut and today.

What kind of rates are you seeing on standard Fannie/Freddie refi’s? My brother bought a year ago at 6.75%

Everything depends on a few different things. Credit score, loan amount, paying points versus not, etc...

When you say standard Fannie/Freddie, do you mean Conventional?
