It appears we are selling our 3 bed/2 bath single wide at Texoma around Caney Creek area. It sits on 10 acres with a pond and backs up to the core land and is about 1.5 miles to the ramp. The only issue is we do NOT own the dirt it sits on. 5 acres is owned by my MIL and 5 acres by her cousin. No property lines are marked. We do pay I believe $225 a month for lot fee.

We are too busy to use it with kids in sports or we would love to keep it.
So what would u pay for a lake place without owning the dirt? Wife and I are trying to figure out a fair listing price before we put a sign in the yard this weekend.

What if they decide to charge non family $1000 a month? Seems like an impossible deal really.

Sounds like it is only worth what value the used trailer is worth. Probably make a good rental.

Yeah I think the real question is how much can you get for your used trailer..

What year is the trailer?

And thus we have title insurance.

I'd bid zero. You have a single wide trailer on the market. Maybe AirBnB? But the land owners would be the listing agent(s).

They usually value the land not the trailer so I think you have $0

Yeah, I'd look at AirBnB and get what you can when you can.

So family lets you keep a trailer on their land???... If you sell the trailer are they gonna let strangers keep it there???... Unless you get them in writing I'd say you have a trailer for sale... Dan

I probably didn’t do a good job of explaining this. There are about 6 or 7 other trailers, non family on the land already. Placed acquired around 1950 and over time some non family has moved into some of the trailers.

This sounds like a deal that will never close once people look into it.
