He better save some water for the golf course or he will be buying it back. I'm sure construction on the development will put a small dent in lake water and considering it's a small watershed I wouldn't think 5000 acres is going to far. Like to see pipeline Roi numbers. Can they utilize well water in that area for irrigation if needed?

He bought it to sell the water, developing for millionaires to build their houses there is a facade. I just cannot see that happening, he will end up with a big dry hole in the middle of his property, I think he used the water to get the appraisal so high so that the state would not be willing to pay that for it. That was exactly the strategy.

Scam meaning, he acted for months like he was not interested in the water or ever selling it. It was only about a neighborhood and the preservation of nature according to Todd. All the while he intended to pipe the water to the metroplex.
This nightmare is over, greed and dishonesty won, the State has proven itself totally incompetent and Todd is pathological. Let’s move on, there’s really no need to continue trying to explain all the nuances.
There is no greed like eminent domain, especially after a 50 year free lease, option to purchase land used for free for half a century, then valuing the land 15% below what it sold for a few years prior and trying to take it by force. I don’t have any love for Todd Industries, but the state screwed this up and they’re to blame.

My guess is that he will sell about half. The "professional" appraisal value will have to be maintained for taxation purposes. In order for the Todd group, to meet projected profit benchmarks, he will have to balance selling about half the water while keeping some of it for lake front property value. Something about this water selling thing doesn't make sense. Let's just say that TI builds homes of any value around this lake. The lowering of the water level in any percentage just makes for homes with a mud hole in front of them. Where did the lake get water from when it is low in the past? I know of no actively flowing creek or river running into it. What would TI do? Sell the public houses and property at a price that accounts for a nice waterfront and then later on, pump water out? Weren't the values of the Lake Dunlap waterfront properties greatly harmed by the water drop caused by the dam failure? Just asking.

Are you guys still here???....  Rayzor.... I agree none of this story makes any sense. I can tell you that the water rights and it's perceived value, played a huge part in Todd's decision to buy. Then later as the State tried to pull their collective heads out of their rectums, one of the stumbling blocks in the negotiation was what would Todd do with the water if they only bought the park area. Todd would not agree to a constant lake level which forced the State to go after all 5000 acres to remove him from the equation...You can't have a Lake Fairfield State Park with an empty lake! Early on, Todd publicly said he was in no way interested in the water, then as the State pressed to take all 5000ac, he started beating them over the head with the water issue. The second day of court, was all about how his 103 million investment 4 months ago is now worth 475 million, this is what lead the three knuckleheads to settle on that ridiculous assessment. It was basically a coordinated scheme by not only Todd but many of the local politicians to  block the State. Had they came back with a reasonable assessment, the State probably would have got the park and let Todd sue them over the coming years. The problem with that scenario, is the State would continue not paying county property taxes, since they are exempt and the county would loose all that imaginary tax money. One thing politicians can't live without is other peoples money. For all we know, Todd never intends to sell the water and was just using as a bargaining chip, he is a master of subterfuge. What we do know is a State park was sold for development, regardless of how it got there or the lease topic etc. The State had 50 years to wake up to the fact that they were on borrowed time and they failed all of us as taxpayers. They pissed away who knows how much of our tax dollars developing and maintaining the park and stocking the lake. Thank god places like Garner State park are not on lease from some corporation.

Todd was either going to get $400M+ from the state or teabag the good ole boys and take their lake and turn it into a blue blood shangri-la.

Todd was either going to get $400M+ from the state or teabag the good ole boys and take their lake and turn it into a blue blood shangri-la. I love how it is always the poor vs. the rich. Lots of people grew up poor, but chose not to be poor when they grew up through hard work, taking risk, and sacrificing. I know a lot of wealthy people that came from nothing. It's ironic that most "poor or lower middle class" support a former president that was born on 3rd base and acts like he hit a triple. Bankrupted several companies, didn't pay his workers, etc..... The irony is thick.

I was hoping that the Buccee dude was going to make up for the typical State inadequacies, now in hindsight it looks like he just made the situation worse. I’ve been around several billionaires in my career. Not one of them would piss in the general direction of the common man. Not one of them. Also, I’m a die hard conservative, but I have worked with enough people that were born with a silver spoon up their [censored]. Most are narcissists and very few of them that are good people. I’m not a billionaire, but I have plenty. I treat the lady that empties my trash at the end of the day with the same respect and courtesy as the chairman of our board. I think that’s because my parents were high school drop outs and I grew up poor. Treating people well is the easiest and most rewarding thing you can do.
