Zero experience, but I can hardly imagine re-zoning would be an easy process.

I would only take advice from someone with actual commercial development experience.

I know the city manager and p&z guy both pretty well. Takes a couple months. They send out letters to everyone within 200’, which is mostly just other businesses. Not nothing but not a huge deal.

shopping strip, office/warehouse, or self-storage would all be reasonable to do. Avoid office buildings etc that have shared interior common use spaces. Too much of a headache.

You definitely need to learn the language of commercial leasing - triple net rent is sometimes a tough concept for folks new to it. In theory, you pass along any increases in costs like property taxes and insurance to the tenants, but in practice, you sometimes have to absorb some of those increases yourself.

One big positive for commercial over residential is that it's so very much easier to remove a non-paying tenant, especially with a well drafted lease.

I’ve been thru a rezoning process- had to hire a company to do the mail out notifications, etc. Had to go before the zoning board- got what I wanted.

Get with your real estate attorney or even your title company. They can at least point you in the right direction.
