Both sides presented their information. I believe you would have seen a lot of information that led to their number if you had been there.
Todd said he believed at the end they would have realized $1.5b profit from the project. He said it was expected to take 5 years but the state showed where Todd had said it would take 12 years.
I still believe if they wanted the property before the committee met they could have had it for a lot less than they are looking at now.
As far as taxes, isn't unincorporated county taxes low? When they start developing the property and selling parcels they will get taxed but most of the taxes collected will come from the new owners. I think.

I just got off the phone with the banker, going to refinance my property here in Freestone County at an 80,000 per acre evaluation. Then listing it with one of the two realtors for 85,000 an acre. I will be moving to Hawaii with the proceeds, no bass in Hawaii, so if any of you guys are interested in Legend V20 with a Yamaha 250….let me know.

Sorry to see this happen but for the life of me I could not see Todd getting screwed out of millions of dollars, not going to say we told you so or anything like that, maybe the state will try and work something out with Todd so the park could remain.

The only way county taxes are lower is if they are under Ag Exemption, and this property will be taxed at a high rate per acre, when the state owed, no taxes, Todd owned, no ag exemptions, high taxes.

There are LMB in Hawaii 9lbs 9.4 oz Waita Reservoir on Kauai is the state record Hawaii state record for SMB is 5lbs....and there is peacock bass fishing also.

The only way county taxes are lower is if they are under Ag Exemption, and this property will be taxed at a high rate per acre, when the state owed, no taxes, Todd owned, no ag exemptions, high taxes. Just throw a few head of cattle on it and get it rezoned until you decide what to do with it, see it all the time around here

If the $418 million includes the power plant turbines (and they are functioning) and all the power plant structure/wiring/etc.....$400 million sounds about right.
If it does not include the power plant infrastructure, negotiate to a reasonable number that includes the cost of rebuilding all the state park structures to today's code. Dude, the power plant was imploded in 2021. And Happy Kamper, thats not the way taxes work, you have to have cows or ag practices for 5 years before the taxes can be ag exempt

And I wouldn't expect to see 418 million on the tax roles anytime soon. Future earnjng were obviously considered.
