If you are looking at buying a home are you able to bypass the Home Inspection? Wife and I are looking and at the home we are intereted in everythging looks to be normal. In the attic everything looks fine. The wiring is all new including the panel and service. Not so sure about the plumbing though. House is older pier and beam. Has 2 water heaters and one is leaking from the tank when water is applied. A/C inside is old but very clean and seems to be upkept. Condensing unit outside is a newer goodman, looks fine.
Life journey is not to arrive at the grave safely in a well preserved state. But rather skid in sideways, totally worn out, shouting "holy carp what a ride!"

If you're going to spend enough money to buy a house, I would pony up a few hundred bucks to have it inspected.

with some of the stuff I have seen over the years I would not buy a home without the inspection, you hire the inspector to protect your interests.

If you get an inspection, which I think is a good idea, do your research and get a pro. I’ve seen too many wink and nod inspections arranged by a realtor just to get a deal done.

If the electrical has already been redone, I would definitely get an inspection and have them really check that over.

Home inspector for two reasons:
1 - You want the seller to fix major stuff before you buy/move in 2 - To give you a list of things you might need to fix up the soonest
Our last realtor said I should be a Home Inspector since I was finding so many of the things wrong with houses we looked at that most Home Inspectors in the area miss. We still had a home inspector look over the property before we bought it. He came up with 3 or 4 recommended fixes/improvements that I would have missed. Couple places that birds had been getting into and nesting that couldn't be seen from the ground. Attic didn't have proper ventilation. Tub didn't drain at the proper speed maybe indicating a pipe blockage. Those kinds of stuff.

No way I’d buy a home without and inspection. If anything catastrophic happens I’d be willing to bet this would be a big red flag if your insurance company had to get involved. Just not worth it to me.

If you're paying cash, maybe nobody forces you to have it. But, why in the world would you sink that type of money into an asset when you dont have an inspector at least look it over. Whats the cost, $500 ish?
No offense, but it doesnt sound like youre coming into this with a bunch of construction/general contractor knowledge and already have inspected everything...

No offense, but it doesnt sound like youre coming into this with a bunch of construction/general contractor knowledge and already have inspected everything... Never required by a lender but to the OP I’d highly recommend getting one. Some of the cleanest homes I’ve seen had the worst inspections.

I'm a home inspector, so take this with a grain of salt, but I wouldn't ever waive a home inspection. It gives you so much more insight into the condition of the home. It is always good to have a neutral third party look at the home instead of just you as the interested party. Just remember the inspectors job is to find things wrong with the home, and the report is going to reflect that, especially on an older home.
If you are considering waiving inspection solely in order to make your offer more appealing, talk to your agent about putting in your contract that the inspection is for your information only, and won't be used as negotiating repairs or the sale price. I have done quite a few of these over the past year.

I’ll always get any home I buy inspected…last three home I bought were brand new builds, home inspection found many things in each house that I had the builder correct before I finalized the purchase… it’s a piece of mind, money well spent.
