You can change Homeowners insurance until your roof is 15 years old.

After that the new insurer will add it as (Actual Cash Value) or ACV, not Replacement cost..

Then when you file a roof claim they will discount the roof based on age and only pay you the smaller difference less your deductible too.

I own a roofing company that specializes in insurance claims. Stay away from Allstate. The best I’ve seen for paying out roof claims is Texas Farm Bureau, Liberty Mutual and USAA.

All State suxs for Water damage in your home caused by floods. Years ago Farmers was horrible, but they have actually gotten better last decade or so.

USAA is still by and far the best Home Owners Insurance I have ever dealt this, they are head and shoulders above the rest out there. Liberty Mutual is good, I rarely see Farm Bureau in my area.

The wild cards for me are the small one like Hippo, LemonAid, etc. Who knows how these jokers are going to cover or not cover.

You can add State Farm to Allstate. They are getting worse and worse. Started about 3 years ago. They were awesome before then but then something happened and their adjusters started to become A holes and started denying what would have been slam dunks before. They are now more difficult to deal with and would say they are in line with Allstate as far as being frustrating. They never did pay out that much but at least before they would take care of their customers. Now days not so much

That's good to know, I am with State Farm, I am not liking that news.

Can you get USAA if you are not a veteran? Maybe like you had and bank account with them?

Very true…State Farm is becoming increasingly difficult to work with.

SF is $797/yr. Probably a bit high.

When insurance companies deny claims that is profit.

Profit drives the stock price, making the stock price go up is more important than their customers.

Companies only focus on 12 moths at a time anymore, not worried about customer retention.

25 year customer with Allstate until last year. Only one home claim in all those years. Moved to USAA and got almost double the coverage on home and auto and still saved over $1k per year. When I called to cancel, they only asked one question. Didn't seem to care one bit.

I have been with SF since 1987, never shopped around.

I did get the home alarm discount, I got some other discount had police come out and look at my windows and doors and they signed something that got me another discount, I also get discount for bundling, I also get discount for my roof I think it's like Type 4 shingles

Maybe your current insurance offers these discounts?

I have had SF since 1990 same agent also. I bundle vehicles with house. I will even shop other companies around renewal time yet other companies are higher.

Yeah everything is high. I paid $30k in income taxes, over $20k in property taxes between my house which is ag exempt and my 3 rentals. Over $5k in insurance...

Filed my first homeowners claim this year...been paying 20+ years of premiums and never had a claim.

I had SF for house, vehicles, and boat for 20+ years until they decided to jack up the rate on my house by 50% with no claims. Shopped it and the difference covered my vehicle for a year.
