This is the view our friend as from there family room on Lake Lewisville, in Highland Village, the water completely covers the garden, the six foot fence cannot be seen, it's underwater. They will soon be able to cast from the family room. Little bit scary when it keeps raining. The have just purchased a canoe and can float over the fence.

Unbelievable. I hope for their sake that the rain stays away for a good while, so the water level goes down. But, they are still going to have a huge mess when it does go down. At least their home wasn't damaged.

Apparently the house is not that much higher than the spillway in terms of elevation. Perhaps I am extremely cold hearted, but I find it difficult to find empathy for homeowners getting flooded out because their homes are on lake front property behind and either at or below the spillway elevation. It's just common sense.

Some residents around Mead, Oklahoma are literally having to take a boat to get to and leave their homes right now. They live in an area close to Texoma. After the rains we had today, they said it may take up to a month for the water to recede.

Building on a Corps of Engineers lake is extremely regulated - on Lake Lewisville the max flood stage has been determined to be the 537 elevation. You are not allowed to build any habitable structure or any structure which impeeds water under the 537, and you must obtain permission from the corp to build anything in the under the 537 level. These people more than likely used a builder and surveyor to determine where to place their home. It is much more than just common sense when determining where to build a house on the lake.

My friends moved from Europe last year, the house is 10 years old, six months ago it was over 400 yards to the water, they still have a few feet to go before the water actually does effect the house, but it has been a scary adventure for them. Ted now knows has much about this lake as the Corp of Engineers does, he has the Corp's home page as his home page and monitors water levels really carefully.

That's only five feet above spillway level. Common sense would dictate that the minimum elevation for any structure would be at least 542. You need more than common sense to find that elevation on the ground, but to make that as a requirement for construction is common sense. Trusting a builder and his sidekick surveyor to find that elevation is just stupidity. They sometimes have a hard time getting property lines and privacy fences to match in cleared sub-divisions.

I agree that higher ground would be safer in a flood situation. I am only bringing forth factual data which could provide insight why someone would build a home so close to the lake.
It is a lot easier to determine that flowage easement line now!!!
From the corp website:

What is flowage easement? Can I build on it?
Flowage Easement property is property that is privately owned but on which the Government has the right to flood if need be. Elevations vary from lake to lake.
Landowners are not allowed to build any structure intended for human habitation; nor are they allowed to do anything that will change the elevation of the land. Decks, swimming pools, sewer lines, and other structures may be allowed depending on individual circumstances and the location of the particular property. Each case is handled on a case-by-case basis.

If the lake is withing 5 feet of their house, it's ALREADY affecting the house. The slab or foundation is sitting in or below the water, and the longer it sits like that the more water will collect under the house. The more likely they will have foundation problems.

Not that foundation problems are new in the Dallas area, the land is so unstable down here that most houses have or will have problems.
