New small home build, is $115 per sq ft doable?

We are doing a build near Lake Ray Roberts for a samll mother in law suite, around 650 sq ft and breaking ground in about a month. Are there any builders out there, that can still pull off what I'm seeing online as the average cost, at $115 per sq ft? We are not looking for fancy, just something basic.

I could build one for $99/sg ft but it would be made of pine, rectangular and it would look just like a coffin.

An addition to a home or stand alone. From my experience the smaller the sq foot the more expensive per square foot if all other variables are equal

All I know is we wanted to build 30x30 attached garage with a bedroom above it at the lake house. When all was said and done the builders all quoted 150k or more and they were all soft quotes because they wanted to be able to cover the increase cost of building materials... Needless to say were building a detached garage for a lot less than that. The extra room wasn't a need it was just hey while your doing that why not add this... Another problem we had was timeline, most of the good contractors are so busy they can't give you a solid start date... Maybe it's just here in E. Tennessee but I'd suspect all areas of the country are experiencing the same things... Good luck!!!... Dan

If it were me....I would go onto Farsebook and reach out to the prefab home sellers on the Pilot Point, Aubrey, etc Flea Market. They are advertising some good looking homes that are lot ready.

Honest answer is You will never know the cost of new construction until it is done. There will always be things that come up that will inflate the price. Subs will work and you will pay them a little too much and they will not return to finish their piece.
If you pay cheap you get cheap work. If you complain they will load up their tools and leave.

Honestly I think you are gonna struggle to get this done. Just from a size of job standpoint you may have trouble even finding a decent contractor to have any interest in doing it.

Unless your swinging the hammer and slinging the sheetrock mud, wire, and pipe, you won't be getting it for $115/sqft.

from my step son, who is builder in the Lindale area, " you will need to order windows and door before you break ground to get them in time"
Lots of other shortages are driving builders crazy right now, Most bids will be cost plus, so Spiderman is correct , you will probably not know the final $$ till it is done.

^^^ This. I've had customers waiting 12-16 weeks on windows. We ended up with Renewal by Anderson in the house last July. It took 15 weeks for them to be made.
