It is a fair rate. I'd like a fair rate from a roofer but hey material costs and labor ya no ain't free.

Insurers pass on those same costs to high risk locations.

A regular survey doesn’t necessarily establish elevation. Depending on results it can greatly reduce your premium. Also in years past, depending on zone, you can complete an elevation certificate which can reduce premiums. Basically you measure from the top of slab to the highest adjacent grade and then to the lowest adjacent grade.

This. When my son got married, they lived in a 5th wheel in Shady Oaks RV park just north of 380 over by Aubrey. Rain run off wasn't a problem until a new subdivision was built across the creek. Then water could come up to the top step on the trailer after a heavy rain.

they had us listed as a non-primary residence
our rate is going to be in the same $ amount as described in the chart
PLUS
they are sending us a check, for the amount we were overcharged
going back 5 years

major payday

Glad that worked out. I lived on Padre Island for years and barrier Island flood insurance is not cheap, but it wasn't that much!!

That is a cool web site Hop, thanks. My house sits at 1100 feet, about 150 feet or so above the cypress creek that is out my front door. Always wondered how many feet above I was.

Our new place is pretty close to the flood plain but fortunately we're good for now. If I had to start paying $1k per month in insurance, I'd move for sure.
