Here's a letter from our county Judge. This is exactly why values are going through the roof. The Texas state officials are pulling a fast one on taxpayers and have been for some time.

Just got a similar letter with the same tone from the Coke County Chief Appraiser, however my home value increase was around 26%.

Just got a similar letter with the same tone from the Coke County Chief Appraiser, however my home value increase was around 26%. Am I mistaken that if your homestead the most the value can increase is 10% per year? I had like 6 rows in year where the value was increased at the max of that 10%. Its slowed now to like 3% HOWEVER, looking at comps of actual sales of the exact homes on my street, they are still low.

Concho county didn’t raise my property value but the cut my homestead exemption credit from 35k down to 7k and then added the difference to my value, of course it raised my taxes. I protested and left them a little note as well, done with this crooked county.

For several years now Rockwall County has been increasing our land value and not the home. My understanding is it is harder to protest the land.

In 8 years since living in this house, my property taxes have nearly doubled. My income hasn't, the school population hasn't, the school expenses haven't, the city expenses haven't...but my taxes have.
Time to move to a state income tax IMHO - assuming it will replace property taxes, not just add on to them.

The government will always get its money, whether it be property tax, income tax, sales tax or other assessments.

The math is not that hard. If the state effectively controls property tax values, as the good judge indicates, that is only half of the equation. The other half is the rate, which the judge admits is in control of local government. Both sides work together to screw the property owner and try to cast the blame on the other party.

Time to move to a state income tax IMHO - assuming it will replace property taxes, not just add on to them. This is one of the reasons, I left Texas. After 6 neck surgeries, my wife could no longer work. We lost 50k of income. But my property taxes kept going up and up. Now I pay a state tax that is proportional to my income, not what the state calculates what I'm worth.
