There are larger parcels around me for sell. I know of 4 that range from $2500/acre to $4200/acre. These are undeveloped woodlands from 50-400 acres. A lot of timberland that was once held by the major timber companies (Kirby, Temple, Louisiana Pacific, etc) were sold out to large investment companies 15-20 years ago as diversified holdings. These companies are now parceling it out.
I actually financed thru a local banking institution when I bought my land in 1995. I paid $1175/acre for my 50 acres back then. At that time cut-over timberlands sold for as low as $400/acre. Can't touch that stuff now for under $2000/acre.
Advice? Wise men don't need it. Fools won't heed it.

What's driving this stupidity? I am told it's a seller's market right now but geez... Taxes are getting out of hand on what little I already own.

Easy, California EXODUS. You cant even buy a house in Austin area. So Cali's move into these areas and locals move OUT to other parts of TX and thus driving up those areas also. Anyone with money is moving out of CA. Its a mad rush to TX. Everyone I know that is in CA and thats not a lot but they are lifetime CA are getting out.

I got a couple hunting places in Oklahoma that Im tempted to sell.
Oklahoma hunts bigger per acre and grazes bigger per acre overall...

My brother just bought land and house outside of Burnet. Prices in that area are crazy. Anywhere in the hill country is nuts. I was looking at some land near Daingerfield and it is still reasonable but I am sure it won't stay that way. It’s getting less and less reasonable by the day. Never thought I’d see the day where a cutover with piss pines would be $3,000/acre. Decent grazing land $4,000/acre plus. I understand that’s cheaper than most places, but still baffles me.

Doug True, plus city dwellers within Texas wanting to have a place in the country to escape the madness. Covid 19 has been a major factor but it appears to have other significant influences too. Reportedly parcels in the 25 acre range have gone up 40% in one year in the Llano area. Also happening in south central, southeast, hill country, etc. Very little inventory and strong demand. Throw in artificially low interest rates and you have the perfect recipe for what is taking place. Basic economic theory on how that impacts pricing. Maybe a flight to a tangible asset to reduce exposure to stocks???

land up here is still fairly reasonable compared to other areas, not sure what the per acre avg is but probably in the 3-4,000 per. I know the last time the ranch sold it raised values in our area, now have another duck property/lodge being developed just around the corner from us that also jacked them some.
the other duck place is being done by a guy from kalifornicate, conservative and good guy though.
the bust will come soon enough, hold your cash and be ready for another round of "oh krap, I can't afford my payments" then be like a buzzard on roadkill, jump on it.

Prices are soaring atm. Folks are trying to get out of the city due to regulations. This bubble will bust probably 2024. But now is not a buyers market.
