I think we should really consider a move from property taxes to income taxes. Ours have doubled in the 8 years since we moved here and are set to go up another 25% this year. My income has not done the same thing...

appraisals are the new money grab
The scum politicians claim they have lowered the tax rates (by pennies) and then work with the appraisal district to raise your appraisal by tens of thousands or even more
Here we sit, painted our way into a corner where politicians are a "class above" the normal tax payer and we have no representation
taxation without representation, sound familiar? I completely agree it is a money grab...the school districts can’t spend it fast enought and claim they need more. I have not received mine yet but will probably be making the trip to Denton CAD to protest.

My wife's parents had about 10 acres and a 3/2 house that was built in the early 70's. He had about a dozen mature trees on the land and they appraised it as "Timber Land" and taxed it as such when it had never been before. He protested and they said "Tough" it is what it is. He went and cut almost every tree off of it and thought he had outsmarted them. The next year they appraised it as "Improved Pasture Land" which is worth more then Timber Land! He protested again and they said "We will send out an appraiser that doesn't work for the County" and they did. He found the foundation of their home to be unlivable and the County condemned their house. They ended up downsizing and building a new home but then it was worth as much or more than the old one so the taxes didn't go down. Love this one. Sometimes it's best to just leave well enough alone.

Our friends in the state legislature passed some bogus property tax relief bill 2 years ago. From what I see it was toothless. Just something to make the GP think they were actually doing something to rein in property taxes.

I think appraisal districts are legally obligated to appraise property as close to its actual value as they can with adjustments to the rate to offset the increased value. The rate is often reduced but not nearly as much as the increase in value. I agree with the above comment that we should do away with property tax and rely in a state income tax which is more equitable. Not sure why those who invest in property should be taxed different than those who invest in stocks, bonds or even jewelry. Lived in Ok for a few years and their income tax was a function of federal income tax, so easy to compute. It would do away with most of the need for appraisal districts in each county and would be for more consistent. Bullock tried, lost and then had a constitutional amendment against a state income tax so it is unlikely to ever happen.

I feel special, only $25K increase at the Wimberley house.
However, the facility I run has a property value in the millions, and they tripled the value year over year. Unbelievable.

Appraisal values and property taxes are a joke. It's pushing people to move. One of the reasons I moved to Alabama. The property tax on my $275K appraisal are $705 this year, up from $695 last year. In two years it will be frozen when I turn 65. When I retire at 66 1/2, I will pay zero state income tax.

This is why these RV parks are increasing. As an old and getting ready to retire it makes since to sell the house and use the equity to downsize to a small piece of property and put something on it. My equity is insane right now.

We love it and boast about so many wanting to move to our great state of Tx because we have no income tax, but they bring kids with them and a need for schools and as a result, more money. Many schools are bursting at the seams, and need new classroom space and property tax is the only way to fund it. Also, we have urban sprawl, which means schools are located in many different areas to accommodate grade school and middle school students. At the same time cost of doing anything is escalating. What is the fix? I have no idea.
