I know the lake got roughly 11 foot low during the extreme drought. unless you were on the main lake, you had sand/dirt/buck brush under your dock. One good thing about that drought, fishing was almost easy at the time and home properties went cheap. My wife's family bought during the drought on the lake and prices were almost 50-100k cheaper than prior to the drought. Once the water came back, so did the home values. if you want to buy a lake front property in Granbury, wait until a drought, which is about once in 15 years when its that bad.

The lake is fun, but the towns around it have far outgrown the infrastructure. I absolutely despise driving through that town during the day. Nothing like watching the light turn green then red then green again before you get through it and it not even being rush hour. The restaurants are always crowded as heck, Walmart parking lot darn near full, and it’s probably the highest percentage of blue hairs anywhere outside of Florida.

I lived in Indian harbor and loved it. We sold our house a year ago and moved to a better school district. Indian harbor is a gated community with its own marina and boat ramp. $25 hoa fee per lot is that not bad either. They run a tight ship as far as noise after 10pm. Security patrols on the regular.

I bought my house in May 2015. Got a new build super cheap. Then it rained all month and lake filled up again. Best investment I ever made.

I will add if you hate jet skis and/or wakeboard boats, avoid the area at all costs. If not, you will need to learn to fish with them swamping you’re boats at times or ppl swimming 5 ft away from where you’re crappie fishing

This is pretty much on all DFW area lakes, anymore. Fishing is not what it used to be.... frown
