Friend of mine just said it cost him 30k more to build a cabin than it did the last one. Why didn't he postpone?

None of this money trickling down. Stumpage prices the same, delivered logs about the same. Shoot the middle man.

I work for a truss manufacture specializing in multi family projects. In March we were able to buy lumber some where around 400-450 dollars per 1000 board feet of number 2 grade southern yellow pine. We just recently bought a truck load for $997 per 1000 board feet lucky we usually buy lumber stock in 3-6 month increments so this job might end up being a wash. In the beginning it was all of the DIY projects that started the shortage. The big box stores are the largest purchasers of dimensional lumber specifically treated lumber.
The way the lumber treatment people buy from the lumber mills is on some type of future average. Well since all of the big box stores pretty much sold out of lumber in the beginning of the pandemic, it jumped the futures way up and a large portion of what was available was allocated for them. Then include the nationwide shut down and the mandatory shut downs if a mill worker tested positive and the west coast fires burning up all of the Douglas fir. Well our lowly southern yellow pine is now a very hot commodity especially since the markets that used fir wood are now having to buy yellow pine.
What is really interesting is that our lumber inspector has gone to a few mills recently and has not noticed a shortage of lumber of any grade in their staging yards like one would think with prices so high. It leaves one to ponder
A five spot for a shot and a beer? And you wonder how we wound up here.

It leaves one to ponder Supply and demand. Even if the supply stays the same, if the demand goes up, the prices will follow.

Demand is insane right now... shipping close to 10 million pounds of stick lumber a week to job sites locally... as are 4 other lumber yards in our area and it’s still not enough to keep up.

It leaves one to ponder How is the truss business these days?. The company i worked for in the 80s owned Timber Tech. We had 4 plants. 2 in Texas. I spent months at a time in all 4. After we sold them off I contracted with the owner of the Cibolo, Tx plant to provide me with quotes on lumber. We had an exclusive agreement with UFP and I used his quotes to keep UFP honest.
