It is muddy and shallow, it will always be muddy. Don't be afraid of fishing in chocolate milk colored water. Lots of creeks silted in, especially up north. Try to find some docks with brush/structure under them. Lots of gators up north also. It also can get really really rough with a north wind. Bulkheads everywhere prevent any pattern to the waves.

Yes, always muddy. It's not good for black bass. Good white bass lake (electronics) with a great spring run up the major tributaries and great catfish lake. Fair on white perch. Would not be on my list of places for a first or second house due to these observations. My wife works at the hospital in Livingston but I still know little about the neighborhoods around the lake.

It is made by damming the Trinity River and you know all that nasty stuff from DFW comes down the Trinity.

i was, but the appraisal A$$hole plugged the figures to make it look like it was worth $239K...came in at $240K, but not worth it so i backed out...i'm a retired auditor and the #'s just didn't add up
