i'm using docusign and it's still a ton Have PGR help, I'm sure he will do whatever it takes to get you out of his house. Prayers for PGR and Mrs. PGR.

Do it with cash and without using a title company and the seller signs once and the buyer never signs. How's that for efficiency?
Now, if you want to use someone else's money, protect your investment with title insurance, etc., then you have to pay the price. I had no idea you could do that for a cash deal bassfishinglawyer! Oh you can. But it gets hard proving that you 'own' the house.

good gawd you have to sign your name 1000 times Now imagine if your name isn't spelled correctly on the docs. When I bought my first house in 1998 every doc at closing had Jeffery. My legal name is Jeffrey. Do you know how many times your name appears in all the various docs at closing? As I started to go through and correct and initial each error in every doc the Title Co tried to tell me that wasn't necessary. I informed them that I was in the mortgage business. Specifically, I was in Compliance (documents) and I was either going to do it or stand up and walk away from the deal. There were some unhappy people.

My son moved yesterday. Good Gosh, those movers worked their tails off in some extremely hot weather. Can’t say enough about those guys.
