I never understood this. people want their properties to go up in value. But don't want to pay for it. Yeah, I don't want my property to go up in value. I'd be fine if it was worth $1.

Your homestead appraisal can be raised by up to 10% in a single year. They raised mine about 9.99%

I'd be fine if it was worth $1. values only matter if you sell, refinance, or are trying to rid yourself of PMI or escrow. I hate escrow. Best part of not having one was during divorce. Ex thought the mortgage payment included tax and insurance and tried to take the house. She was pissed when I told her lawyer that while she thinks she can afford the mortgage she can't with taxes and insurance added in.

The 10% is the max the taxes can be raised and not face a rollback election. Anything higher than 10% and the taxing entity can be petitioned and a vote of the people must be held. And that is exactly why my county raises the appraisals by 9.9% every year.

Mine have gone up 8-9% every year since moving in. This year it was only 1%.

Brother in law just inherited a place on lake from Dad that passed. Taxes froze years ago with over 65 and Shocked to find he has a $22,000 a year tax to keep property. An old brick home falling down. It's the property valued. Has had it on market for 1 million way under apprasised value and no lookers. Everybody in LLano County Texas appraisals went though the roof with appraised value this year.. Can't give everybody in your county pay raises unless you pay for it.

This^^^^ and I’m in LlanoCo as well. I took Rocky Robinson suggestion and actually lowered it over 21k on structure alone. Phone protest worked for me.

That’s one of the many issues with our property tax system. It’s great that it’s stopped for those over 65, who are probably on fixed income, but come on. It’s raised the max every year and you have to fight it. It’s a bubble.

I think that is why so many yards and houses look like [censored] in Texas.
If you don't plan on selling cause your going to live there for the remainder of life anyway.
Why maintain the exterior appearance, it's not in your best interest.

Your homestead appraisal can be raised by up to 10% in a single year. They can raise the valuation as much as they see fit - even if it's 25%. The catch is that they cannot tax you on a value with more than 10% increase (or is the rule that the tax amount can't increase more than 10%? I don't remember.) Obviously, the millage rate can ding you bad even without the appraised value going up. In my case, I've seen them push the value hard, even though they can't get tax based on that full appraised amount - because any excess can be part of the next year's 10%, so over time, they stick it to you hard without having to revalue each and every year.

Your homestead appraisal can be raised by up to 10% in a single year. That's my understanding. For 6 years in a row, 2012 thru 2018 my assessed value went up by the max 10% every year. Lots a folks were complaining about taxes "being raised". however they were ignorant to the fact that the tax rate had not changed only the value of their property. 3.5% sounds more like an effective tax rate not assessment value? Unless the economy goes completely into the toilet, which it seems to be doing now, but you won't see that until next year on your apprisal, expect your mortgage payment to go up annually. Even with no increase in tax rates, the appraised value should theoretically go up, as such so will your insurance rates as the collateral holding the note (your house) has also appreciated. Raises the replacement cost of the secured. property. When I bought my home in 2010 my payment was roughly $1100. With no changes it's now 22ish percent higher. AND that's after I got the PMI removed. So it's closer to a 28% increase in 10 years. Dan, the "tax rate" is "per $1000 in value. So, even if the millage rate paid remains the same, the bottom line total tax paid DOES go up because it's charged on every dollar increase in value. So, their tax bill (but not rate) DID go up. I don't care how they arrive at the amount, I just look at it and compare it to previous years, as do most people, as that's a practical view. If that number is bigger, their position is their taxes went up!
