What outrageous tax amount do you pay annually for your primary residence?

I think it's like $18,000 a year, but with the homestead exemption it drops down to something closer to $15,000 per year. It's beyond outrageous. I'd rather pay state income tax. At least that goes away if you lose your job and it's not subject to the whims of an assessor.

I’m leaning towards this, also. You would also actually own your property, not just lease I from the state in perpetuity.

Something needs to be done about property taxes in Texas, because this is ridiculous.

Bout 12k in Bexar County. Disgusting! I’d also rather pay a state tax like I did in AZ, it was much less!

11 year old house. 2100 sq ft on a 3/4 acre lot. $675 a year. Madison County, AL.

Oops, you said Texas. My bad. But what Jpurdue said is spot on. When I retire, my taxes will be frozen at less than $700 a year, and I will pay little if any state income tax.

We lived in Colorado for 11 years. We moved back to Texas in 2001. Our property taxes were around $1,200 a year, so state income tax did not mean no property taxes. It was cheaper but not -0-.

Also, car registration was expensive. Tax was based on vehicle value. A car valued at $30,000 cost around $1,000/year to register. As the vehicle got older, the cost to register it went down.

Government is going to get your money, one way or another.

If this year's appraisal sticks, my bill will be around $4,850.

I agree with JPurdue. It's sad that many folks spend 15-30 years paying a mortgage, only to have the monthly property tax payment in retirement be higher than the mortgage payment was for all those years.

Yes, I know that over-65 gets a freeze on their taxes, but by that time, the tax value has ramped up enormously from when they bought their home.

True but if you lose your job, or your wife becomes disabled and can’t work, your property taxes continue to climb based on something you can’t control. And it’s great that property values continue to rise, but the inflation of the taxes themselves Is a huge part of the problem. If all property values are being inflated, you can’t really protest it because the comps are also going up.

When my mother died her property taxes were about 1.5 times what the annual principle and interest payments were when she had bought the house. Now she lived in that house 50 years so you may say that really is a bad example.... if I stay in my house 50 years at the rate they have increased over the last 11 years mine will be 2 to 3 times the amount of what the payments were. Bottom line is there is a real good chance that the house you could afford to pay for, raise a family in, and spend most of your life in you wont be able to afford to retire in and die in. Thank your local ISD and appraisal districts for this.

Between property and federal taxes this year we're paying around 10k on top of normal withholding. I'm doing something wrong, badly wrong. I thought we'd be flush with cash when the eldest got off the books.
