My wife and I will be moving soon and are starting to look at home warranties. I know American Home Shield has mixed reviews. What others are there worth having a look at? The house was built in '79, so I'm thinking one that covers pre-existing conditions would be a plus

Ive only had AHS. Pretty meh in my experience.

https://homewarranty.firstam.comFirst American Home Warranty has always been great for us. Never had an issue and was always done correctly. It is now up to $75 deductible though. Ive used ours 5 or 6 times this year for various things. Nothing real major yet but kind of nice knowing its there if needed. I e heard its way better than AHS

If you can buy through your realtor at the time of purchasing look at 2-10 home buyers. Its not available to everyone in the market, but available through a realtor.

I may be alone here, but I think theyre worthless. I asked for a credit back from the seller instead.
I will hire my own contractors to fix stuff. Im pretty sure those home warranty companies spend years searching for the worst contractors on earth.
That may not be what youre looking for, but thats my take.

Cancel the contract and put that $$ in your pocket. They are all a scam and won't fix shizzle due to what they claim "gotta bring you up to code" or what ever excuse they can find to ring more $$ out of ya.
BS! Hire a reputable contractor and/or do it your self. If you fall for it, we'll Send DaveDave over for swift kick in the sachel to get your mind right.
Some folks mouths, flat out runs their minds.

We have landmark and have used them a couple times. $70 service call. Both times it took 48-72 hours to get someone out

That may not be what youre looking for, but thats my take. The credit is really not worth it, good to have when buying a new home as insurance, so at least you have the option if something really expensive fails on a used house you know little about. But not worth it to keep paying the premiums.

I had Old Republic(recommended by my realtor) and they were Completely GARBAGE... After 2 years of paying for the warranty and NOT using it my AC went out so I called them and they sent a company out. "That" company was literally rated an F on the BBB website! That company proceeded to change all sorts of parts on my AC without fixing ANYTHING at all(was a small leak on one of the attic components) and when I repeatedly called Old Republic over the next 3 weeks I was told "this company has up to a month to fix the issue before we can assign another company to come by". So at that point I called ANOTHER COMPANY on my OWN DIME and they put in the leak detect and found and fixed the leaking component within a day. I tried numerous times to get reimbursed by Old Republic for the company taking over 4 weeks and NOT accomplishing anything and my having to go purchase a portable AC unit just to keep my bedroom somewhat cool at night to sleep. Keep in mind this was in June in Louisiana so over 95* every day...
to wrap it all up-
KEEP your $$$ and if you have a problem then pay for it out of pocket and NOT waste all your $$$ on a company that CAN and WILL send whomever the heck they want too out to fix your problem!!
