...Until you have to mow it! That's what I was thinking. I had 54 acres and a full time job. All of my off time was spent mowing and weed eating. Have one acre on the lake now & a yard crew. Pretty happy with this setup.

Had a place on 1 acre all nice Bermuda with flower beds , pool, shop the whole shabang. All I did was take care of all of it. I am in the 20 plus acres or a town house crowd , for now its the town house and I love it.

Another consideration to being "way out" away from people as much as possible is the need for medical services. Thing about those elderly that you know or are close to and how often they "go to the doctor". Or worse case scenario they are at higher risk for medical emergencies and one must keep in mind the time involved to travel distances. Been there and done that.
Advice? Wise men don't need it. Fools won't heed it.

Lets seen now, been on 180, 13,000, town lots, now 3.5, Thinking of really downsizing, even with the right equipment, maintenance is a ongoing chore, as I age, I am losing the fight, and don't talk about hiring help, ain't gonna do it, just not there. But really gonna miss the shop etc.

2 acres, you can mow. 5 acres is hard to mow.
If you get 10 or more acres, and put a goat on it, or collect pecans, or have livestock, then you can get a "farm" exemption on you taxes. That's a healthy exemption too.
I'm glad there are wine drinkers in this world ..... it saves more beer for the rest of us. Hopper

how much acerage is needed for quiet, serenity and no road noise Probably at least 10 acres and the $$$ to run utilities out to the place (unless you pay to be "off the grid"). We have a nice 2+ acre place. Nice that it has a horse pasture to one side, a tree farm to another, but the neighbors to our east have traffic all day and loud parties on the weekends. Can't really get away from all the noise unless you go wilderness. I reduced the mowing on our property by doing cross fencing and letting part of the property go wilderness with a pond for fishing, the deer and other wildlife. That and shooting.

I understand the allure to having land to live on. For me however I like the neighborhood environment. My neighbors are great some are good friends and we watch out for each other. I like the fact I can get to grocery store, hardware store, auto parts store, medical office, hair cut etc.. in minutes . I am on a 1/ 4 acre city lot and mow trim etc in a hour and a half or less. That being said it would/will be nice to have a small place out somewhere to have. I like the sense of community in a neighborhood and living in a smaller type town.

Farmed with considerable acreage with home located in the middle on 1.5 acres or so. An observation I made over the years is that many dream of a 5 acre ranchette with a horse or two, maybe a milk cow, garden etc. After 3 years, the livestock or way underfed, wormy, and don't look very enjoyable. Garden is mostly weeds, the tractor won't start and things are a general mess. Be careful what you wish for.

For 15 years had a 100 acres in the middle of nowhere and cows. Liked to have worked me to death. 2 years ago I Sold. Made a small fortune. Have 10 acres now by Lake LBJ in almost downtown Kingsland if there is such and mow 9 and sure a lot easier for a old guy. If you're young and can keep up , Buy as many as you can afford.

This is why Bob Davis still lives in Rowlett. He likes being walking distance to his 4 star urologist (according to some soccer mom on Yelp)

I only have a acre but my property backs into farm land so it rocks! Plus my neighbor is out of the way of main roads and is a dead end. One way in one way out.

Thanks everyone for the wisdom shared. Since it was just a pipe dream anyway, I will now put down the pipe and slowly back away Seriously though, thanks for all the imput it gave me some new things to consider. I have allways wanted some waterfront property, some place with a dock and or bank space to fish from, that would be my ideal setup....yet I am sure waterfront properties have their own hidden issues.
