So we are in the middle of a conundrum. We sold the pier and beam house structure that is on our property to a lady a while back and she took a while to find a mover. This was somewhat understandable as the weather had them running around like crazy to move stuff they already had under contract. She had to wait for us to close on our construction loan before she could fully take possession. That happened on April 26. Regardless, she put a deposit on the house in February and didnt line up a mover until mid-May.
Anyways, she contracted with a company here in the area and they got the house on wheels about two weeks ago. They missed a clear weather opportunity to move the house once and are probably going to miss the HUGE window they had as it is forecast to rain starting tonight on and off through next week.
The issue is that the lady doesnt have a house pad or driveway on her property. She contracted with the son of the house mover to do the dirt work and in two weeks times, he hasnt done ANYTHING other than have some gravel and base delivered.
He is a first responder at a local department and also has other issues at home supposedly but continue to give her the Ill get it done tomorrow speech for the last two weeks and hasnt done anything he says. He is the holdup here and its really causing me headaches because they wont move the house and I cant start MY dirt work for my new house until they do. My builder is incurring interest on the construction loan since the modular is already built and ready to deliver.
Everyone tells me I need to threaten to charge the new owner or the mover daily storage to get them to move. I dont care if she has a pad ready or not, its sitting on wheels here, I figure they can move it and set it on wheels there. Its not my structure anymore and I have bills of sale and contracts to prove it. I sent the lady a long email today outlining all that has occurred including the lip-service her mover has been giving everyone and telling her that civil litigation is in the near future if they dont move the house. Her mover is more or less using my property for storage, without my permission, while waiting for her work to be done.
This is a HUGE issue as we are building a modular and I have a rather large family living in a camper until they get off their ***. What can I do?

~850 sq ft. 25x40 footprint more or less. Its already ready to move on wheels and foundation broken away.

Does the platform it's on have a license plate? Is it a trailer with a VIN?
If so, you can probably file abandoned vehicle on it with DMV (cost of $2.00) and they'll send a letter to the registered owner. If the owner doesn't remove it, you're issued a Certificate of Authority to dispose of it on the 21st day. Once that certificate is issued, it's trash and it can't ever be re-registered.
Not that that's what you want to end up doing, but that letter from the DMV might light a fire under someone.

Id go see the mover at his place of employment and get an unwavering commitment from him to move the house by a certain date or else

At this point Im trying to get a lawyer to read the contract and see if we can determine when it is an actual breach. The problem I may run into is the contract reads reasonable amount of time to remove it. So who gets to determine reasonable?

they have had a "reasonable" amount of time, when you send the letter include a week to remove the house from your property or a 250.00 a day storage fee will be charged.
they can store it just as easily on her property as they can on yours.
