Rayburn is way to crowded, go to Conroe. Just look at all the nice places to eat also.

I would say toledo if your wanting the neighborhood thing. Plus the dock thing is nice. Rayburn is nice to but people keep saying they want to move there because they like the fact that nobody is there and it's pure wildlife. It won't be if people keep moving there lol

To me Livingston has some decent properties that are affordable. Bass fishing is decent, white bass is on fire. Catfish is crazy good. But the water is always heavily stained.

I have a house @ Rayburn, since I mainly fish Toledo and Rayburn.

Lots of lakes fit the bill, just gotta decide what is important to u.

U can have a property on Rayburn with water \ beach access, u just cannot cut down anything to make it nicer, and you cannot build anything up to the high water line. I like these rules.
