My wife and I have found a home we are wanting to put an offer on and I've been researching insurance..........holy [censored]! Who offers affordable coverage?

How old is the property? Seems like older the more expensive HomeOwners is.

I don't know what you consider affordable, but none out them are affordable. Most people over insure their property.

For example your land is appraised at $100K, and your house is $300K, you can look at your local appraisal district website and they will break this out. Just insure the house part not the land, because if the house burned down you really don't need to insure the land.

Shop around and do your due diligence on HomeOwners insurance.

I am with State Farm Get the bundle discount, I had some cop come over and look at my doors and windows and State Farm give some kind of discount fo that as well, I have an alarm and they give me discount for that about the same price as having an alarm per year, I also got Class 3 or 4 style shingles on my roof recently and got another discount.

I am not a big fan of changing all the time, I would research and find one that you are comfortable with. If you do have a claim you want to make sure you don't get the short end of the stick.

Good luck, mine went up over $400 this year. Going to call my insurance guy this morning and ask whats going on. It may be time to look elsewhere than my long term company.

Another swear by State Farm. I’ve had all my insurance with them for 35 years.

I have been happy with All-State. Had one claim after hail storm and small twister two years ago and they were very easy to deal with.

Rates are about the same as I have seen with others. Bundle it with your cars like RedRanger said and you get discounts. Alarms get you a discount. Newer roof gets a discount.

I will tell you this, switching home insurance is a pain if your loan is escrowed (monthly payment includes taxes and insurance and the mortgage servicer pays those for you out of your balance) and most of them are.

It is a PAIN! I have done it twice in 10 years and am glad I am happy with All State because I would rather not have to change again. You get a refund for the balance, then notices that you are short so your payment is going up. To prevent that you can cash that check and send the funds to the mortgage company, or sign it over and send it right to them, but if you do that make sure its going to escrow and nothing else... or the insurance company might contact you and ask for the money and send you a bill direct... they might even threaten to cancel you. It can get complicated. Been there.

Pick a good one the first time.

Yes. I bundled with them after leaving St. Farm and they saved me a lot. My agent also has me email him when Germania does my automatic yearly renewal and he will get their yearly increase knocked down as much as possible.
