Any info on lake Athens fisheries property?

Looking at places to purchase out there and wonders if anyone had any info about the place. Is it really a private subdivision? How’s the fishing?

Are you speaking of homes and/or lots on Lake Athens? I live on the lake and can likely give you some general information.
The lake is one of the better "numbers" lakes for LMB, size, too, many DDs come out almost every year. It is very popular for anglers living with an hour or two of it. As best I can tell, neighbors don't seem to fish all that much and I have my area almost all to myself with few exceptions.
Texas Freshwater Fisheries sits adjacent to Lake Athens but it is a separate entity. Lake Athens is owned by Athens Municipal Water Authority, provides water to the city, irrigation water to lake property owners.
Lake Athens residents, for the most part, maybe all, are not part of Athens.
Hmm? I suppose there could be some private areas, gated and so forth, but most neighborhoods surrounding the lake are public.

Thanks brad! I was referring to the smaller lake on the fisheries property. I’ve seen some lots and/or homes for sale and didn’t know anything about that property or lake. I wasn’t sure if it was truly private or just had some signs to scare off the general public.
Got any insight about the fisheries property?

There aren't any homes or lots for sale inside the Texas Freshwater Fisheries . . . but there are several small fishing ponds and a stream. It costs $5 as I recall as an entry fee.
I wonder if you might be thinking of Athens Fish & Game Lake which would be the smaller lake, about 160 acres or so, sitting just north of Lake Athens off of FM 317? In that case, yes, it is private and gated, several homes/cabins for sale in there as there are some "for sale" signs at the entrance indicating this. There is a limitation as to how long owners are allowed to stay out there, that is, it isn't a full time residential area as I recall, this from a private discussion I had with an owner of a property at AF&G. It is a lovely lake, spring fed, very nice. I drive by it all of the time.

Yep, that’s the one I was thinking about. Thanks for the info! Have you ever been able to fish it? We’re taking a look at it next week. Just wanted to get some info before making the trip.

No, but I look forward to doing so one day! It is a lovely lake in a great location. I do see an occasional boat out there with anglers, but rarely so.
In addition to that lake, of course, you'd have access to Lake Athens, Lake Palestine, Purtis Creek, the Tyler lakes, Richland Chambers, Cedar Creek . . . I could go on and on and on.
And, another important aspect is a quick dash back into Dallas or Fort Worth. From my driveway to 635 in Dallas is 66 miles, so it'd be about 63 or 64 miles for you.
After you visit out there, post your thoughts!!!
