The most common appreciating assets are real estate, stocks & bonds. There's no guarantee that your particular pick will rise in value, but they're purchased with the expectation of price appreciation.

All investments have risk and can depreciate

Long term; a diversified stock, ETF, REIT, and bond portfolio managed for risk is most peoples safest bet at growing an investment.

Real estate can depreciate and have a lot of risk
Building structures without maintenance and repair can depreciate rather quickly
Managing real estate can be time and labor intensive
Have a bad tenent or two, and worse things can happen

Landlong term appears to me to have less risk but carries similar tax burdens, management, and liability isues
