Its a great area other than the amount of traffic there. If you commute it could be challenging.....

I now live in Caddo Mills (not Allen anymore like handle implies) but Royse City was on my short list of places to look for a new home. The only thing to watch out for in Royse City as well in Fate is check to see if they have any out building restrictions (I know Fate does and some subdivisions in Royse City do).

It may not matter to you, but I wanted a shed big enough for my boat and extra room for yard tools and I could not do that in Fate and several subdivions I looked at houses in in Royse City.

Rocky is right about the commute into Dallas. I'm retired so I don't really care but when I do have to go into Dallas, I stay clear of the two rush hour (morning and evening) time periods.

Forgot to mention, on the pro side, I'm closer to east Texas lakes now. Only an hour and a half from my place on Sandlin.

A friend of mine has a 5 acre spread off 552. Tank pond and a shooting berm he had built. Soil is not bad for growing a nice garden and outside the city so legal to shoot if you like. Not much in the little town of Royse City, a coffee shop, mexican and italian restaurants. But a nice quaint little place. I wouldn't mind living there.

I was very close to buying a house in Rockwall, and looked at several in Royce City as well. What stopped me was the realization that even though you are still technically in the DFW area, the reality is you are at least 40 minutes away from anything in the DFW area.

And if you commute towards Dallas, you have one road in and one road out. And that road really sucks from 6-9AM and 4-7PM.

Caddo Mills is being very proactive. They are already building schools in the areas where they know homes will be built.

On the plus, it's growing. On the minus, it's growing.

They need wider roads in Caddo Mills. The town has outgrown its roadways
Its a beating driving through there.

Similar to driving through Little Elm 15-20 years ago

I live off of 1565 in Royce City(hunt co.). I moved from Rowlett a few years ago and I'm very happy I did. I work in Dallas and leave between 7-8am. My commute takes anywhere from 50 min on good day to 1.5 hours if someone has a wreck. Now on the way home @ 3pm it takes me 45 min. to get home every day. The area I live in has 1.5 to 2 acres per home and allowed to have a metal shop. We have some major potholes on our road and the city has them painted for repair(slow process). Neighbors are great, we have pot luck with game night once a month. The country life is awesome. Even got me some chickens. Come on we have room.

Do not plan to work once I move, so the commute to DFW is not an issue. The areas I am looking at have lots of 1+ acre homesites, where you can build a metal workshop. That is the reason it looks so appealing. It is around FM 1565. And closer to E Texas lakes.

If you are going to retire and don't have a g daily commitments in Dallas why not just move to an East Texas lake?

There is a a new sub division with big lots around the 276 & 1565 area. I live in Fate on a 1/2 acre. Lots of my neighbors have buildings.

We lived in Fate and we truly miss it. Great area, great people and loved living out there. Area is growing though.
