Once the chimney is gone, making roof repairs will be the easy part! No worries about that!

Why not just hook a tow strap to the back of your truck and the other end to your chimney.

I did all the things you listed and turns out the brick was "absorbent" and was allowing a heavy rain to pass straight thru and then was running down the interior of the chimney and down some small hole and across the wood eaves to the patio. Got lucky I caught it before it rotted out the wood as well.
