And get this. The park owner's justification for keeping my $1,600. HIs words not mine...

"Well, when they get their new place they're all excited. They come almost every weekend for the next 3-4 months. That costs me a lot more in water, sewer and trash pick-up. Most of them (sellers) include that in their price."

Yeah, right. I'm going to charge my buyer an extra $1,600 to recoup my investment while the landowner is going to charge him another full year's lease. The more I think about it, the madder I get realmad

Look at #8 on page 3 of their lease agreement. At least the one that they have on their website, Assignment prohibited. It looks like they aren't calling it a rent but a licensing fee that is paid once a year to skirt around it.

Is this the place that has a section for park models but you can only buy one from their company to have on the lot? We looked at renting a lot a little over a year ago and I think this is the one under fairly new ownership. I got a really bad vibe from them so we didn't look at that location very long.

I'd be taking some day long showers until I moved out lol.

Your post made me curious as had been considering a lease lot... based on posts check who I thought it was , went to web site and found note 8. Reading it it sounds like if you sell the RV, Park home, etc on the lease spot with out prior written approval you forfeit the license fees paid,.... heard from others they used this to rid all those old trailers that use to be there......hope it works out for you! Definitely makes me reconsider these lease options

In our park (Lake Fork Island), Our manager will prorate the lease and refund you the lease balance remaining, as we pay by the year, and charge the new owner for a full year as there is a new agreement signed. I know this as I had two spots in there and they did me right.

Fouz, I'm pretty sure the SRA has ruled on this before. Give Ryan a call at Paradise, they charge a $150 transfer fee, and the new owner gets what's left on the lease. After the lease is up, the park can go up on the new lease. I think there are rules put in by the SRA to keep park owners from going way up on someone that improves the lot they have leased. If they do go "way up", there's something that says the park owner must reimburse you for said improvements. Never had this problem so I'm just going by hearsay. Ryan will definetly know, and is great guy. I'm sure he will share. #903-765-3600. I think the office is closed on Mon. and Tues. Oh yea, I'm assuming your place is on leaseback.

Assignment prohibited is fine. But the owner keeping the balance of what I've already paid for the lot is GREED. Pure and simple. And I'm not naming the park. One of the nicest, most well maintained parks on the lake.

We have a $150 transfer fee at our park. But the person buying my spot would pick up where ever I am on the lease.

He's double dipping for sure. Seems like a silly thing to do, but if he isn't called out on it or the name of the place is undisclosed then it will happen to the next guy, too. Not really a winner in this situation, frankly.

I'm not advocating you change your stance on spilling the beans, FYI. Just an observation. I'm betting this isn't the first time its gone down like this.

Where I stay this doesnt happen,this is plainly wrong and is pure greed. Have Keith Wheeler in Rockwall send him a letter. He will change his mind in a hurry. Mr. Wheelers brother is the DA in Wood County, and Im sure the owner of Park wont like this..... bet you owner will change his mind PRONTO

I purchased a RV at Lake Fork Marina several years back.
I was able to use the remainder of the lease from the prior owner.
Great People to work with there.
