Possible Lake Athens lodging

So I have an opportunity to invest into some property less than 2 miles from the ramp to Athens off FM 2495. As a frequent visitor to lake Athens to fish myself, I see a need for a close, private place to stay. I’m only aware of the bigger hotel chains in town. I’m looking to place around 4 cabins with ample boat parking. Any thoughts or suggestions would be appreciated. So far, I’m just trying to get an idea of interest among fellow anglers.

I have seen the need for this for a long time and have kept an eye on that 24 acres for sale beside the hatchery. The for sale sign disappeared last week. Hmm, lol
I have some thoughts and suggestions, as I live off of 2495 near the Hatchery. Keep it clean, well kept, drug free, and something to be proud of. We've had a lot of problems with vehicles being broken into in the last two years as is (just twice for me). The county doesn't patrol this area at all or do anything once a report is filed, so residents between the Athens boat ramp and 317 are always on edge. Although I now have a security system with cameras, literally my little ole neighbor lady calls me at work even when Fedex leaves a package.
So, don't hurt property values, make something great, and keep the meth heads out. I'm sure my neighbors would agree.

Non smoking rooms would be nice Well lit parking area Outdoor electrical outlets Fire pit/grill area would be great
Athens is popular with kayakers (smaller and places to get out of the wind). Maybe have a couple of kayaks for rent

Thanks for the suggestions guys. Razor, this is not the 24 acres you mentioned. It is being bought directly from the seller. It’s smaller acreage and will have family living on site. A top priority would be to keep this clean and safe for all. Definitely would want to uphold good neighbor status always. Best thing is we would be on site, ready to assist if needed. I’ll keep in mind all the suggestions, especially a non-smoking cabin. Thanks!

Lake Palestine is about 30 minutes away too so that would benefit more fishermen. I like Kayak rental idea as well.

Make them all non-smoking. I have been in a room that was formerly smoking and they didn't replace the furniture. It reeked of stale smoke. These days it's less hassle to just cater to the non-smokers. Have a nice comfortable area for smokers to partake, just not in the cabins.
