mansard is right, very steep sides with flat in the middle.

you probably have a short attic? 4-5' of space?

the whole mansard has to come off to put on a gable or hip, ton of work and even more in trash to haul off.

price sounds about right for a 2,700' home (a lot depends on how cut up the roof has to be too.). if you have 2-3 wings the valleys required would use a lot of wood, same with hip roofs, more wood.

lol, most mansards I built had about a 3-5' crawl space for an attic.


there is a cheaper way to put some pitch on the roof, pm me a pic of it and I can see if it will work on yours.

I wonder if a new roof could be built over it? I'm a builder and have never had this come up. It may be worth it to talk to an engineer. No way it would cost that much if you could build over it.

can't build over a mansard, no structural support on the outside.
most mansards are about a 60* angle.
have to go to the joists and start over.

Yep mansard is pain. Normal flat roof would be easier to build from. Not one clue who ever came up with mansard roofs but I'll never understand why anyone thought flat was a good idea for a roof design! hammer

we built a few in the 70s, first house our new co. framed in 75 had literally every type roof known on it. almost 9,000sf for the mayor of mustang Okieland. major pain, garage had the mansard.

That does sound a little expensive... I build custom homes and do a lot of remodeling as well. Without knowing the exact pitch,number of valley's and ridge's, I would say it should be somewhere in the ballpark of 40-45k. Also,single or two story?

The roof was fine until we had baseball sized hail. For the price tag that my insurance will cover, I don't mind replacing it with the same type that's currently there.

But yes, you're correct, I'm not interested in having my property taxes go up above what I paid for the house.
